RE/MAX Collection DRAC

Your finca deserves a buyer who understands it.

Two fincas of the same size can differ greatly in value depending on access, views, water, utilities and what is legally built. That is why we review all of it before discussing price.

Built versus registered

We compare what stands on the land with the cadastre and Land Registry, so you know before any buyer does.

Access and utilities

Track, water, well, electricity or solar: we document them because they are a finca buyer's first questions.

The right buyer

We look for buyers who value the countryside and its upkeep, and vet them before any viewing.

Visit and valuation

We walk the finca with you and give a defensible price based on real local comparables.

Ordered paperwork

Deeds, Land Registry extract, cadastre, energy certificate and anything specific to rural land, reviewed before listing.

Presentation

Photography, drone and plans that show the land, access and light, not just the house.

Vetted viewings

Only buyers with confirmed interest and means visit, and we report back after each one.

Who looks after you in Santanyí and the southeast

More than 30 years in the Santanyí property market: he knows the houses, the areas and their owners. Christine, Office coordinator (Deutsch · Español · Català · English). What you receive when you ask for a valuation

A visit, not a form

A member of the team sees the house, goes through the documents you have and listens to what you need: a quick sale, the best price or simply knowing what it is worth. In English, German, Spanish or Catalan.

A written valuation

A price range with the properties we compared it with (on the market and, when there are any, sold), what moves it up or down and how reliable the figure is. If the comparables disagree, we tell you.

A sales plan

Asking price, photos and video, languages, where it is advertised and which buyers it is aimed at, and which documents should be ready before viewings.

Reports while it is on the market

A summary after every viewing and a monthly report with viewings, enquiries and buyer feedback, so any change is decided on evidence.

FAQ

Can I sell a finca with unlicensed buildings?

Yes, but it affects price, buyer profile and financing. First we establish what is recorded and what is not, then you decide whether to regularise or sell with the situation clearly explained.

What documents do I need to start?

For a first valuation, the deeds or cadastral reference are enough. We gather the rest with you before listing.

Will I only sell to foreign buyers?

Not necessarily. We work with local, national and international demand and choose the channel for each finca.
