A large town with life all year round on the southern plain: village houses with courtyards, fincas among windmills and farmland, and the coast at Sa Ràpita and Es Trenc a quarter of an hour away.
Campos is the main town of a large municipality in the south of Mallorca, between Llucmajor, Porreres, Felanitx, Santanyí and Ses Salines. It does not empty out in winter: it has a health centre, primary and secondary schools, supermarkets, banks, a post office and a market on Thursdays and Saturdays. The church of Sant Julià and the town hall on the Plaça Major mark the centre. The airport is about twenty-five minutes away and Palma about thirty-five, which makes it a practical place to live and work.
What homes you will find in Campos
In town, stone village houses with courtyards dominate, some renovated and others still to do, along with a few flats. Outside the centre, the plain is dotted with rustic fincas with an old house, a windmill and land, and plots with a building project. On the coast, Sa Ràpita and Ses Covetes have houses and apartments near the sea; much of the shoreline is protected by the Es Trenc-Salobrar de Campos natural park.
What to check before deciding
In a village house we check structure, roof, damp and whether past works are recorded in the cadastre and Land Registry. On a finca, access, where the water comes from, electricity and the legal status of each building; on rustic land, planning rules strictly limit what can be extended or legalised.
Who this area suits
It suits people who want to live all year in a town with services close to the airport, and those looking for a finca with land a quarter of an hour from the sea. Decide early whether the town, the quiet of the countryside or being near the coast comes first.

FAQ
What changes between buying in town or in the countryside?
In town you have services on foot and houses with courtyards, often with some work to do. In the countryside you gain land and privacy, but depend on the car, and should check access, water, power and the legal status of each building before committing.
Is Es Trenc part of Campos?
Part of it. The beach is shared between the municipalities of Campos and Ses Salines: Sa Ràpita, Ses Covetes and the Salobrar salt marsh are on the Campos side, inside the natural park. From the town, Sa Ràpita is about twelve minutes by car.
Is Campos a good place to live all year?
Yes. It is a large town with a health centre, a secondary school, shops and a market twice a week, and nearly everything stays open in winter. Santanyí and Ses Salines are a quarter of an hour away, Palma and the airport under forty minutes without traffic.
Can the purchase be prepared from abroad?
Yes. Search, remote viewings and document collection can progress, but we recommend physical inspection and independent review before signing or transferring a significant amount.
