Living in Colònia de Sant Jordi

Colònia de Sant Jordi belongs to the municipality of Ses Salines and is one of the few coastal towns in the south with life all year: supermarkets, a pharmacy, a school, banks and restaurants stay open in winter. Boat trips to Cabrera National Park leave from its harbour, and the park's visitor centre is here. Es Port and Es Dolç beaches are within walking distance, and Es Trenc is twelve minutes by car.

What homes you will find in Colònia de Sant Jordi

Apartments in low-rise buildings dominate, with penthouses and ground-floor flats with terraces, plus some houses and villas on the inner streets and towards Es Carbó. There are also recent developments. Front-line homes with open views are few, and prices vary widely from one building to the next.

What to check before deciding

We review community minutes and fees, planned charges, lift, garage, permitted use, marine damp, enclosures and outdoor area. New homes add specification, warranties, licence and delivery schedule.

Who this area suits

It works for buyers prioritising beaches, promenade, services and a home that is easy to lock up and leave. Activity is seasonal but more year-round than a small resort; visit at different times.

Use the harbour and Platja des Estanys as reference points

Locate prospective homes relative to the harbour and Platja des Estanys. Platja des Port sits beside the harbour; the Estanys tourism entry describes a different beach access from the settlement. Then identify the building, entrance and room orientation. “Near the sea” can mean a living-room view, a side terrace or a walk to the beach. Ask each listing to specify its actual relationship with the coast.

Different beaches mean different routines

The official source distinguishes urban Platja des Port from Es Carbó, reached on foot or by boat. When choosing a home, separate a daily swim close by from an outing requiring route planning. Walk from the building to the beach you would use most and try the return journey with your belongings. Confirm seasonal opening hours and facilities for your dates instead of assuming they operate throughout the year.

You are buying into a building too

For an apartment, request community charges, approved or proposed works and information about shared maintenance. Check lift access from the actual entrance, intermediate steps, parking and storage. Assess the terrace for wind, shade and privacy, and ask about maintenance of windows and enclosures. Two apartments with similar views can involve different management needs and costs because of the condition and operation of their buildings.

Choosing a base for longer stays

For several months of use each year, try an ordinary day without tourist plans: shopping, walking, working from home and returning at night. Check connectivity and workspace if needed, as well as light and ventilation. Visit Ses Salines with the same total budget to compare an inland alternative. The choice may be between a beach woven into your routine and a village house with a different kind of outdoor space.

FAQ

Penthouse, ground floor or middle floor?

It depends on how you will use it. A penthouse usually has the best terrace and light, but gets hotter in summer and depends on the lift; a ground floor gains a street-level terrace or garden but loses views and privacy; a middle floor is usually the most balanced in costs and temperature.

Is Colònia de Sant Jordi lively in winter?

Yes, more than most coves: there are year-round residents and supermarkets, a pharmacy, the school and some restaurants stay open. Ses Salines is nine minutes away and Campos eighteen for other services.

Which beaches can you walk to?

From the town you can walk to Es Port by the harbour, to Es Dolç and Es Estanys and, following the coast south, to Es Carbó. Es Trenc is about twelve minutes by car.

Can the purchase be prepared from abroad?

Yes. Search, remote viewings and document collection can progress, but we recommend physical inspection and independent review before signing or transferring a significant amount.
