A honey-stone town that does not empty in winter: market on Wednesdays and Saturdays, schools, a health centre and cafés on the square, and the coves seven minutes away. Courtyard village houses sit alongside fincas in the surrounding countryside.
The median asking price in Santanyí is €5,000 per square metre of built area, based on 131 homes for sale on Idealista (3 November 2026). Half of them are listed between 3,300 and 7,600 €/m². These are asking prices, not closed sales.
Living in Santanyí
Santanyí is the municipal capital and it shows: almost everything you need is within walking distance. The centre revolves around Plaça Major and the church of Sant Andreu; on market days the square fills up, and the rest of the week it settles into a quiet rhythm. Façades and walls of marès, the local sandstone, give the town its honey colour. There is a settled international community, with galleries, restaurants and cafés that stay open out of season.
What homes you will find in Santanyí
Supply falls into three groups. Terraced village houses, many with a rear courtyard and some needing renovation; more recent homes on the edge of town, with gardens and parking; and fincas along the lanes towards Es Llombards, Calonge or the coast, with land, pools and restored stone houses.
What to check before deciding
For a central townhouse we examine structure, courtyards, damp, protection and consistency between the building, Land Registry and cadastre. For a finca we add access tracks, outbuildings, utilities and planning status; a single price per square metre mixes unlike properties.
Who this area suits
Santanyí suits buyers seeking year-round life, walkable services and quick access to the coves without relying on a seasonal resort. Decide early whether the priority is the centre, rural quiet, outdoor space or simple maintenance.

Town centre, town edge or finca: three different searches
Locate each listing relative to Plaça Major, rather than simply within the municipality. For a central house, check where you park and how you carry shopping to the door. At the town edge, walk the route to your everyday services. A finca needs a different test: use the actual access track, establish who maintains it and check the home’s utilities. The label “Santanyí” can cover very different daily routines.
Use market day to test everyday life
The municipal map places the Wednesday and Saturday market around Plaça Major. If you want to live nearby, compare a market morning with another day: street access, deliveries and activity below the windows. The square, Sant Andreu church and Porta Murada help you get your bearings, but a heritage walk does not replace checking shops and everyday routes from the actual house. Confirm current opening times and access restrictions before travelling.
Comparing two courtyard houses
A larger courtyard does not necessarily bring more light into the rooms. Note orientation, wall heights, outward-facing windows and privacy from neighbours. Ask about completed building work and inspect the interior rooms, rather than only the terrace shown in photographs. Separate the asking price, essential work and optional improvements when comparing budgets. For a finca, include the upkeep of the land and installations so that you compare the full ownership commitment.
When to include Es Llombards or Cala Santanyí
If you want a village house with outdoor space, compare Es Llombards too. If walking to the beach is the priority, consider Cala Santanyí: buying within the municipality does not mean the coast is walkable. Write down three non-negotiable needs and try the same daily journey from each candidate. This makes the comparison about how you would live there as well as how the property looks.

FAQ
Is a village house or a finca better in Santanyí?
It depends on use. A village house offers walkability and less outdoor management; a finca brings privacy and land but needs closer checks on access, utilities, maintenance and legality.
Can you live in Santanyí all year round?
Yes. It has the most services in the municipality: schools, a secondary school, health centre, pharmacies, banks and supermarkets. Many shops and restaurants in the centre stay open in winter, whereas quite a few businesses in the coves close between November and March.
How long is the drive from Santanyí to Palma airport?
About 40 minutes without traffic (45 km), on the Ma-19, which becomes a dual carriageway from Llucmajor. Central Palma is about 45 minutes away.
Can the purchase be prepared from abroad?
Yes. Search, remote viewings and document collection can progress, but we recommend physical inspection and independent review before signing or transferring a significant amount.
