Houses and apartments for sale in Cala Santanyí

One of the few coves in the south with a sandy beach and residential streets around it. Houses climb the slope and up towards Son Moja: the closer to the beach, the more gradient and parking matter.

Living in Cala Santanyí

Cala Santanyí is a residential area running down to a fine sandy beach between cliffs, with Es Pontàs, the rock arch in the sea, a few minutes along the coast. In summer there is a beach bar, a hotel and plenty of bathers; the rest of the year the streets are very quiet. There is a small supermarket; for everyday needs people drive five minutes to Santanyí, and to Cala Figuera for dinner by the harbour.

What homes you will find in Cala Santanyí

Most homes are villas and detached houses from the 1970s to the 1990s, many renovated, with gardens and pools, plus low-rise apartment blocks near the beach. Son Moja, higher up, has larger plots and more privacy, but from there the walk down to the cove is no longer comfortable.

What to check before deciding

For apartments we review the community, planned works, permitted use, terraces, damp and parking. Villas add pools, retaining walls, drainage, extension licences and garden costs; claimed beach proximity should be tested on foot.

Who this area suits

It works as a second home or year-round base for buyers comfortable with seasonality and wanting Santanyí nearby. Decide whether beach access, views, quiet or private land matters most.

The beach, residential streets and Son Moja

Locate the home relative to the beach and distinguish its address from Santanyí town. Son Moja has its own stop on TIB route 516, alongside Cala Santanyí and Cala Figuera: sharing a bus route does not mean sharing a location. Compare beach access, orientation and immediate surroundings separately. A photograph of the cove may illustrate the area without showing a view from the property.

Test the walk back from the beach

Walk the entire route between the front door and the beach in both directions. Note slopes, steps, shade and where you would store beach equipment on returning. To travel without a car, check the stop and timetable for your dates: a route’s existence does not guarantee a useful frequency. For year-round ownership, include a check of the services you need outside summer in your visit.

An apartment community or a house with a garden

For an apartment, ask about community fees, planned works, lift access and shared facilities. A photographed pool may be communal; establish what the home includes. For a house, check garden upkeep, storage, shade and parking. Also consider how you would leave it during absences: maintenance access, ventilation and supervision are practical ownership decisions worth making before purchase, rather than after the first holiday.

Choosing between beach, town and harbour

Cala Santanyí supports a beach-focused search; Santanyí town offers a different services routine and Cala Figuera a harbour setting. Visit one candidate in each setting if your priorities remain open. Keep the total budget comparable, including necessary work. Comparing a ready-to-use apartment with a house whose garden and renovation have not been costed will not give you a clear view of the decision.

FAQ

Can every Cala Santanyí home reach the beach on foot?

No. Slopes and street layout change the journey significantly. We check the real route rather than straight-line distance.

Cala Santanyí or Cala Figuera?

Cala Santanyí has a sandy beach and is more residential; Cala Figuera is a fishing harbour without a beach, with more restaurants and life by the water. They are seven minutes apart, so many buyers view both before deciding.

Does Cala Santanyí empty out in winter?

It is much quieter and many restaurants close out of season. There are still year-round residents, and Santanyí, with every service, is five minutes away by car.

Can the purchase be prepared from abroad?

Yes. Search, remote viewings and document collection can progress, but we recommend physical inspection and independent review before signing or transferring a significant amount.
