Living in Cala s'Almunia
Cala s'Almunia is a small residential area on the Santanyí coast, right next to Cala Llombards. It has a natural landing lined with fishermen's boathouses and, a few minutes along a footpath, Caló des Moro, a cove with no road down to the sand. In summer many visitors arrive and parking is limited; out of season it is one of the quietest corners of the municipality. There are no shops: groceries are bought in Santanyí, ten minutes away.
What homes you will find in Cala s'Almunia
Supply is mostly one- or two-storey houses on plots with pine trees, some with sea views, and homes on the streets climbing up from the coast. There are almost no apartments. Sales are rare and some happen without public marketing, so it pays to have your search defined before something comes up.
What to check before deciding
Review must cover plot boundaries, vehicle and pedestrian access, environmental protection, water, drainage, extensions and seasonal visitor pressure. Views and proximity need checking from the home and along the real route.
Who this area suits
This scarcity search suits buyers prioritising landscape and privacy who accept fewer services and intense summer pressure. Maintenance, logistics and renovation limits matter more than in a town.

Cala s'Almunia, Caló des Moro and Cala Llombards
They are three different places a few minutes apart on foot: Cala s'Almunia is the landing with boathouses and the houses around it; Caló des Moro, the cove you can only reach by walking; Cala Llombards, the neighbouring sandy beach. Ask which of the three a listing refers to and how long the walk really takes.
Visit in August and in November
In high season the footpath and streets fill with visitors and parking is hard; in winter there is almost total silence. If you can, visit at both times: it will tell you whether the house suits the way you will use it.
Access, water and drainage
The streets are narrow and steep. Check how a large car or a builder's van gets in, whether the home is connected to mains water and sewerage or relies on a cistern and septic tank, and what work has been done and under which licence.
When to look at Cala Llombards or Es Llombards
If you want a little more choice in a similar setting, Cala Llombards is next door. If you prefer a village with services and countryside, Es Llombards is a few minutes' drive away. Cala s'Almunia is for those who want to be as close as possible to this coast and accept that supply is scarce.

FAQ
Is a home advertised as Caló des Moro necessarily beside the cove?
No. The name is often used for a wider area. We verify exact location, route, view and access before assessing price.
Can you drive to Caló des Moro?
Not to the cove itself. You park in the streets of Cala s'Almunia and walk down a footpath for a few minutes. That is why nearby homes are very quiet out of season and see plenty of passing visitors in summer.
Are there houses for sale with direct sea access?
Very few, and almost never publicly. Most homes are a few minutes' walk from the water. If that is your priority, leave us your search and we will let you know when something suitable appears.
Can the purchase be prepared from abroad?
Yes. Search, remote viewings and document collection can progress, but we recommend physical inspection and independent review before signing or transferring a significant amount.
