Living in Mondragó

Mondragó natural park, protected since 1992, surrounds the beaches of Cala Mondragó, also called Font de n'Alis, and s'Amarador. Much of its area is private farmland; only a small part is publicly owned. Near the park there are houses around s'Amarador and fincas in the countryside towards Santanyí and S'Alqueria Blanca. For services you go to Portopetro, Cala d'Or or Santanyí, about ten minutes away.

What homes you will find in Mondragó

There are few properties and they vary widely: houses near s'Amarador, country houses and fincas with land, some on protected land. They come up for sale only occasionally, and rarely two similar ones at the same time.

What to check before deciding

We review plot, access, protection, existing buildings, utilities, drainage and previous works. Renovation, extension or change of use cannot be assumed from what exists on a neighbouring finca.

Who this area suits

This search is for buyers prioritising nature and isolation who accept rural logistics, maintenance and few opportunities. It is not equivalent to buying in Portopetro despite proximity.

Inside, beside or near the park

A listing with the name Mondragó may be inside the natural park, on its boundary or several kilometres away. It is not a detail: inside the protected area the rules for works and uses are stricter. Ask for the cadastral reference and locate it on the official map before the viewing.

The beaches in season

Cala Mondragó and s'Amarador receive many bathers in summer and the car parks fill early. If the house is on the access route, visit on an August morning too to see the real traffic.

What to check on a rural finca

Water (well, cistern or mains), electricity or solar panels, septic tank, access tracks and the legal status of each building. On protected rural land an extension or a new pool may not be possible: do not pay for potential that is not documented.

When to look at Portopetro or S'Alqueria Blanca

If you want services and a harbour nearby, Portopetro is a few minutes away. If you prefer countryside with more choice and fewer restrictions, look at S'Alqueria Blanca or Calonge. Mondragó is for those who want nature all around and accept very limited supply.
