Living in Cala d'Or

Cala d'Or began in the 1930s as a resort development and is now the largest coastal settlement in the municipality. It is laid out around several small coves (Cala Gran, Cala d'Or, Cala Esmeralda) and the Cala Llonga marina. It has supermarkets, pharmacies, a health centre, banks and restaurants; summer is busy and many businesses close in winter, but residents and services stay all year.

What homes you will find in Cala d'Or

Apartments in complexes with pools and townhouses dominate, with villas on the higher streets and some white houses near the coves. New builds sit next to homes from the seventies and eighties. Houses by a cove with views and their own parking are the scarcest.

What to check before deciding

For an apartment we ask for community minutes and fees, permitted use, planned levies, parking and the state of terraces and enclosures. For a villa, licences for extensions and the pool, walls and damp. Some neighbouring developments, such as Cala Ferrera and Cala Serena, already belong to Felanitx: we confirm the municipality in the cadastre before comparing.

Who this area suits

It suits buyers who want a beach on foot, a marina, restaurants and year-round services without needing the car for everything. Summer is busy and some businesses close in winter, so visit in both seasons before deciding.
