Making the reservation the client offers to DOFI COPINYA S.L. (Alquileres Drac) the conclusion of a binding contract.
The contract must be in writing, but can also be made via email. The contract is concluded upon acceptance and confirmation by DOFI COPINYA S.L.
After the contract reception by the customer, he/she has a period of 7 days to pay a pre-payment. The rest of the payment will be made as explained in the contract.
In case of nonpayment or delay of the payment, DOFI COPINYA S.L. has the right to cancel the reservation and charge the customer the processing rate, as well as the right to rent the property to other customers.
The offerings of DOFI COPINYA S.L. (Alquileres Drac) are only external service mediations between the contractor / client in addition to the companions and the other contracting party. The contract is concluded in the name and on behalf of the owner, landlord or administrator and is valid for the announced period and the maximum number of people registered. In case of over occupancy, the landlord is allowed to demand a surcharge for each of them for the period of over occupancy and all people not included in the contract have to leave immediately the house or apartment.
The owner, landlord or administrator has the right to ask for a deposit after closing the contract where it arises from the description of the holiday home and / or booking confirmation.
If upon return the holiday home and / or facilities or gardens is damaged and there is reasonable suspicion that the damages have been caused by the customer or the travel companions, the owner, landlord or manager is entitled to retain from the deposit the likely costs to cover the damage.
Information tourist tax and obligation to register: Since 2016 every traveler to Mallorca from 16 years on has to pay a tourist tax. The amount of this tax is redefined each year. DOFI COPINYA S.L. informs on request about the current amount. This tax is payable in cash upon arrival. In Spain, since 2018 there is the obligation to register with the police. All holiday rental operators are required to record the data of all travelers over the age of 16 and to transmit it to the police. The corresponding form, which must be completed and signed by each traveler over 16 years, is sent by DOFI COPINYA S.L. with the confirmation of the booking to the client per Email.
Obligation and responsibility of the intermediary
DOFI COPINYA S.L. is responsible for all the arrangements that are always made by a competent and experienced worker. DOFI COPINYA S.L. confirms that the information on the properties that are listed on our website is what has been given to us by the owner or manager of these.
The owner or property manager is responsible for unauthorized changes after the preparation of the reservation, he is also responsible for the incorrect description of the property.
DOFI COPINYA S.L. is not responsible for force majeure factors such as wars, earthquakes, water or electricity outages, storms, strikes, etc.
Duty to Cooperate
The renter is asked to check the inventory of the rental property on arrival and to report within 24 hours to the owner, landlord or manager of any problem or failure, so they can make changes or suitable arrangements.
The customer must report also any other complaints regarding the hire item immediately to the owner or manager. If the owner or manager cannot be contacted, please inform immediately DOFI COPINYA S.L.. Subsequent complaints will not be considered.
Both the client and his companions agree to the treatment of the property and its facilities with care and respect. The owner should be informed as soon as possible of any damage or defect caused during the occupation and replace objects if necessary.
Premises, facilities or areas not included in the description of the property may not be used by clients and their companions.
The customer is obliged to leave the house or apartment in a clean and tidy condition, to take along or dispose of remaining food and to dispose of the waste himself, otherwise the owner or manager of the property is entitled to withhold the security deposit.
The keys to the holiday home must be returned to the place where they were left when the client arrived. If the keys are lost by clients or their companions, € 80 will be deducted from the security deposit for their replacement.
It is not allowed to hold celebrations such as birthdays, weddings, baptisms, anniversaries, etc. without the permission of the owner or manager of the place.
In the case of the customer’s behaviour contrary to contract, the owner, landlord or administrator has the right to demand additional compensation.
Pets are not allowed in the holiday home, neither is allowed the use of tents, caravans, etc. in the property.
According to general rules, the day of arrival the check-in is from 16:00 P.M. on and the day of departure the check-out is until the latest at 10:00 A.M.
Cancellation must be made in writing, also by email. The date of receipt is decisive.
When a client cancels his confirmed reservation, made between 20th november 2020 and 28th february 2021,the cancellation fees are:
- cancellation more than 28 days before the arrival: free of charge
- cancellation 28 days or less before the arrival: 100% of the complete amount.
In case of a no-show, the guest loses 100% of the amount of the rental price.
In calculating the cancellation fees, expenses saved and any possible other use of the contractual services will generally be taken into account. The customer is free to proof that no loss or a smaller loss has arisen than the flat-rate costs. In agreement with DOFI COPINYA S.L. it is possible to provide a substitute on equal terms.
Place of performance and jurisdiction
All claims for compensation of the customer have to be made directly against the respective owner, landlord or administrator. Place of performance and jurisdiction is the location of the property respectively the domicile of the owner, landlord or administrator.
