How much does a square metre cost in Santanyí? It depends a great deal on where. Between a house five minutes from the sand at Cala Santanyí and one in the centre of S'Alqueria Blanca there is, on average, a difference of about €2,500 per square metre. To put figures on it, we took every sale listing tracked by our market radar and calculated the median price for each area.
Median price by area
Median asking price in October 2026, from the most expensive area to the most affordable (number of properties for sale in brackets):
- Cala Santanyí: €7,250/m² (34)
- Caló des Moro and Cala s'Almunia: €7,000/m² (11)
- Cala Llombards: €6,650/m² (48)
- Calonge: €6,300/m² (21)
- Es Llombards: €6,200/m² (29)
- Cala Figuera: €6,000/m² (29)
- Mondragó and s'Amarador: €5,800/m² (17)
- Santanyí town and surroundings: €5,600/m² (143)
- Portopetro: €5,550/m² (106)
- S'Alqueria Blanca: €4,750/m² (28)
For the municipality as a whole, the median is €5,900/m² across 532 listings: €6,200/m² for houses (442) and €4,950/m² for flats and apartments (90). In Santanyí town the gap between types is wide: houses ask around €6,000/m² and the few flats for sale about €3,450/m². In Portopetro, where there is a real apartment market, houses sit at €6,000/m² and apartments at €5,050/m².
How to read these figures
These are asking prices — what listings ask — not prices signed at the notary. The final figure is usually somewhat lower, and more so the longer a house has been on the market. The median also hides a wide spread: in Santanyí town the middle half of listings runs from €3,550 to €8,000/m², and in Cala Llombards from €3,900 to €9,050/m². Two similar houses five hundred metres apart can ask twice as much as each other because of condition, views, plot or holiday-rental licence.
Price per square metre helps you get your bearings, not value a particular house. The house decides that, not the average.
What explains the differences
- Distance to the cove. Cala Santanyí, Caló des Moro and Cala Llombards top the list because you can walk to the beach. Nothing weighs more.
- The type of house. Villas with pools and gardens near the coves push the median up; townhouses needing renovation pull it down.
- How much is for sale. Caló des Moro has eleven properties for sale and Santanyí town 143: the smaller the supply, the more a single house moves the median.
- The inland villages. S'Alqueria Blanca, Calonge and Es Llombards have year-round life and lower prices than the coast, although in Calonge, six minutes from Cala d'Or, houses already ask close to €7,000/m².
A worked example
A house with 150 m² built, at its area's median price, would ask about €1.09M in Cala Santanyí, around €900,000 in Cala Figuera and about €710,000 in S'Alqueria Blanca. Add 10–13 % for purchase taxes and costs. It is an order of magnitude to decide where to look, not a price: the same house can be worth considerably more or less depending on its condition and surroundings.
Where the data comes from
The figures come from the radar we use to follow Idealista listings in south-east Mallorca every week. Each property is counted once even if several agencies list it, only properties still for sale are included, land is left out, and we only give a figure for an area with at least eight properties. This article reflects October 2026; up-to-date figures are on each area's page on our website. To value a specific house we also use completed sales and a viewing: if you would like to know what yours is worth, we will value it without obligation.
